Terms and conditions

Common rules of thumb for all guests on the property.

• All guests must report to the check-in barn on arrival to sign in and complete the waiver.
• Check-in is contactless, unless you've requested otherwise or are visiting for the day, so you come and go as you please after sign-in and waiver completion.
• Please do not arrive earlier than your site's general check-in time, but you may arrive any time after check-in.
• All sites are drive-up, except Falling Waters A-Frame and Sweet Springs campsite, which require 4×4/AWD vehicles to access their parking area below the Falls.
• The only guests allowed to drive down to the Falls are those staying at Falling Waters A-Frame or Sweet Springs, or those with special permission for mobility concerns.
• Use caution on all bridges and high overlooks, especially above the Falls and at Canyon Bridge — both are very high and dangerous for children.
• No unsupervised children on bridges, or around the Falls or water sources — death or serious injury could result.
• No climbing on the main waterfall or swimming directly underneath it; watch for falling rocks and unstable ground.
• The Falls are a 5-minute walk from the check-in barn; signposting and a gravelled trail show the way.
• Management is generally around the property every day, and will most likely check in with guests after arrival, or the next day if you arrive after 4 PM.
• There is no cell service on the property. Wi-Fi and a landline are provided at the check-in barn.
• Outside visitors and friends are not allowed unless approved by management.
• No fishing or hunting. (No fishing unless authorised; a fee applies.)
• Do not drive your vehicle on the property except to and from your site, or the parking area atop the Falls pathway (there is signposting). No driving in the field.
• Watch for snakes, especially for your dogs.
• No climbing on the travertine rocks in front of the Falls.
• We are not responsible for accidents or injuries.
• You may swim, but at your own risk. Children must always be accompanied.
• Be careful walking around the upper edges of the Falls, as the ground is very unstable.
• We are dog-friendly and insist that dogs be on a leash, but we generally leave it up to the guests to sort out. If your dog is unfriendly and is dangerous to other guests or their dogs, that is your problem — not ours or the guests who have friendly dogs.

By visiting our property or booking with us, you agree to sign the waiver, and to hold the owner of Beaverdam Falls, LLC, and the property owners not liable for any injury or accident that may or could befall you during your visit.
